Landlord EICR and Electrical Compliance Services

Keeping You Compliant. Keeping Your Tenants Safe.

Rental property with a to let sign, ready for a landlord EICR inspection

As a landlord, you're legally responsible for ensuring that the electrical installations in your properties are safe, up to standard, and regularly inspected. Since June 2020, the Electrical Safety Standards in the Private Rented Sector (England) require landlords to have all fixed electrical systems tested at least every five years by a qualified and competent professional.

At Future Wiring, we specialise in supporting landlords across Walthamstow and East London with a fast, reliable landlord EICR service - ensuring your properties are safe, compliant, and protected from penalties.

What the Law Requires

You must:

  • Ensure your properties meet the 18th Edition Wiring Regulations (BS 7671)
  • Have installations inspected and tested at least every 5 years, or sooner if the previous report says so
  • Provide a copy of the report (EICR) to existing tenants (within 28 days), new tenants (before they move in), and local authorities (within 7 days upon request)
  • Complete any remedial work within 28 days (or sooner if the report specifies)
  • Provide written confirmation that the work is complete

Non-compliance can result in fines up to £30,000.

Landlord EICR FAQs

Can't find what you're looking for? Contact our team and we'll be happy to help.

In England, private landlords must have the fixed electrical installation inspected and tested at least every five years, or sooner if the previous report recommends a shorter interval. A valid landlord EICR must be in place before a new tenancy starts.

If the report records C1, C2 or FI items, you must arrange remedial work or further investigation within 28 days, or sooner if the report says so. You then need written confirmation that the work is complete to give to your tenants and the local authority. We can carry out the remedial work and provide that confirmation.

Existing tenants must receive a copy within 28 days of the inspection, new tenants before they move in, and prospective tenants within 28 days of asking. The local authority can request a copy, which you must supply within 7 days.

HMOs usually need appropriate fire alarm systems and emergency lighting, and licensing conditions often add further requirements. We install and test these systems and help you put together the paperwork for your licence application.

PAT testing isn't specifically required by law for landlords, but you must make sure any appliances you supply are safe. Regular PAT testing is the simplest way to show that, so we recommend it for furnished lets and HMOs.
